BUILD ON YOUR LOT (BOYL)

Wakefield Homes, LC has built custom homes in Northern Virginia for more than 45 years. In addition to building and selling customizable new homes on property we already own, we also offer a unique Build On Your Lot program as well. This program utilizes our New Home Portfolio to help put a dream home on property that you own!

Our team approach creates a strong working relationship between ourselves and our Clients, and we have found that clear and constructive communication sets a positive tone from the start. We work with our Clients to review project requirements and goals, and to obtain a thorough understanding of their needs and budget.

We insist upon cost-effective, quality-driven construction for each of our projects. Each new home includes quality products, conventional building systems, and efficient construction techniques. This attention to detail contributes to thoughtful cost-control of the project. And when needed, we are able to value-engineer costs to meet the needs of the budget.

Our Clients are fully involved in all phases of design and construction. Clients move forward from one phase to the next after approvals are given to our staff. Clients have the ability to pause and/or stop the design process, if needed, and this protects them from being committed to high design fees that do not include the benefit of a builder’s review and budgeting. We utilize the design services of an independent architect who is both a custom home designer as well as familiar with our New Home Portfolio. They are also available to meet with clients as needed.

By designing from our New Home Portfolio, we are able to minimize design costs and design development time for our Clients. Using the Portfolio and associated customizable options-packages, we can more readily prepare a viable construction budget by adding and deleting options as needed.

PROGRAM PHASES:

  • The Preliminary Phase allows Clients to explore the feasibility o their new home without paying costly architectural design fees. The Preliminary Phase includes preparation of schematic sketches and their estimated price.
  • The Design Development Phase develops the Preliminary Phase sketches into construction plans, and provides project specifications and a construction proposal for the Client.
  • The Construction Phase completes the Design Development Phase drawings with sufficient detail to obtain necessary building permits and build the project.
